Most people who call about “leveling the yard” picture topdressing a few bumps. In Mills River it’s rarely that simple, because this is the valley where the Mills River drops out of the Pisgah escarpment — which gives a single town the widest leveling split in Henderson County. The valley floor is broad, near-flat farm bottomland; a couple of miles away the same lot lines run straight up into forest-steep ground. Where your yard sits on that map decides whether leveling is light fill work or serious cut-and-fill. Across 60,525 Henderson parcels the median lot is just 0.79 acres, with 41% reaching a full acre and 11.7% reaching five — the big agricultural tracts that give Mills River its character. The valley floor is Dillard floodplain at a gentle 3.7% grade in the 0–8% band, with Tate and Tusquitee alluvial benches (13–16.7%) stepping up just above it. Climb toward the Pisgah National Forest and the North Mills River / Bent Creek edge and you hit Evard, Porters, Unaka, and Ashe at 28.1–40.2%, with the county envelope running as steep as 95% in spots. The floodplain bottomland: build up, not just smooth out
On the flat valley floor the mistake is treating leveling as cosmetic. Dillard is only moderately well drained and sits low along the channel, so a seasonal high water table stands in the ground against farmhouse and new-build foundations. Grading a yard dead flat here just gives water a place to pond. Instead we fill the low spots, build the pad up in compacted lifts above the wet line and any mapped flood elevation, and shape a positive fall so every storm sheds away from the house. The limiting factor on bottomland isn’t the cut — the whole valley is flat — it’s finding fall to a real outlet, which has to be planned rather than assumed. Cut and fill on the Pisgah side — where the dirt actually goes
Up the escarpment the mechanics flip. We cut material off the high part of the yard and fill it onto the low part, building the fill in compacted lifts so it doesn’t settle into a dip a year later. On a balanced site the cut roughly equals the fill and almost nothing leaves the property; on a lot that’s all downhill we either import fill to build the low side up or haul off the surplus — both of which move the price, which is why the cost table on this page scales with cut/fill volume, not square footage alone. Mills River’s steep soils sit over saprolite, weathered-in-place bedrock that a machine rips easily in some spots and turns to hard rock in others; on the Porters, Unaka, and Ashe grades especially, rock is the variable that decides both the method and the number. The most important thing about a level yard isn’t level — it’s fall
A yard graded perfectly flat is a yard that holds water, and in this valley that’s a problem on both ends. So we don’t build flat — we build a deliberate positive fall away from the foundation, on the order of 2% (about six inches of drop over the first ten feet), so water sheds out and away instead of pooling against the wall or running into a crawlspace. On the well-drained Tate, Tusquitee, and Evard benches and slopes, water moves fast and concentrates downhill in a hurry, so leveling is your chance to steer it; on the Dillard floodplain the same fall keeps the high water table from standing against the house. Either way, where grade alone can’t carry it — a low back corner, a soft spot that stays wet — we tie the regrade into a French drain or curtain drain that takes the water to a stable, daylighted outlet. That drainage discipline is the core of what we do, and it’s why a regrade from us actually solves the wet yard instead of just smoothing it over.
Topsoil, seed, and sod — and keeping silt out of the river
The dirt we shape during cut-and-fill is subsoil and saprolite — structurally fine to build on, but it won’t grow a lawn. So the job isn’t done at finish grade. We spread imported topsoil over the worked surface (priced by the cubic yard, in the cost table) and then restore it the way you want: seed and straw for the budget-friendly route, or sod for an instant, erosion-resistant lawn. In Mills River that last choice carries extra weight, because the river is a protected drinking-water source for Asheville and Hendersonville. A freshly regraded surface that hasn’t knit yet sheds silt, and silt that reaches the channel is a water-supply problem — so on lots near the river or on the steep Porters/Ashe grades we often lean toward sod, which locks the new surface down before the next downpour can rill it. The answer is to cut one clean bench and hold it with a retaining wall, or to terrace the lot into two or three level steps instead of one impossible plane — a level upper yard, a mid garden, a lower patio. With Henderson’s median lot at just 0.79 acres, terracing is often how you get genuinely usable flat out of a steep Mills River lot, and it’s usually more stable and frequently cheaper than fighting for a single grade.
