The plateau paradox: gentle ground that won’t drain itself
Here is the honest version of Flat Rock drainage. The thing that makes the village pleasant — the broad, gentle upland plateau south of Hendersonville, the historic summer-colony tableland — is the same thing that makes water sit. Most of Flat Rock is built on Hayesville upland clay and Tate terrace benches that the USDA survey (NC089) puts at just 13% and 13%, both well drained. On steep ground gravity does your drainage for you; on this gentle plateau there is barely any gravity to spare, so rain that lands has no slope to run off. And the Hayesville is a clay-rich Typic Kanhapludults — it sheds water slowly through the soil as well — so the water that should drain down lingers near the surface instead.
That is why the dominant Flat Rock drainage job is not pipe — it is building a fall. We regrade the lot so the ground actually tilts away from the house and the low spots, shape a swale to carry that water along the property, and end it at a real outlet.
