A drainfield only works in soil that percs and on slope gentle enough to dose evenly, so the first read is the USDA drainage class and the grade. Transylvania’s dominant NC175 soils nearly all map well drained — good news for perc — so what actually pushes a Brevard lot off a simple conventional gravity system is steep slope and shallow rock: the Unaka, Cullasaja, and Ashe ridge soils run a typical 31.6–39.3%, where effluent needs a pump and Low Pressure Pipe (LPP) to spread across the field instead of running to the bottom. Two local twists: the Ashe ridge soil is somewhat excessively drained and can perc too fast, and the clay-rich Hayesville (a kaolinitic Typic Kanhapludults) percs slowly and wants a longer field — even though both are rated well drained. The gentle Tate and Saunook valley benches (13.3–19%) along the French Broad headwaters and Davidson River are the best case for conventional. On Brevard ground, the soil writes the septic design
A septic system is the most soil-dependent thing we install. A house pad can be cut anywhere; a drainfield can only go where the ground will accept and treat the water. That makes the USDA soil map a genuinely useful first read in Transylvania County — and it’s the heart of how we scope a septic job before anyone digs. The good news here is room: with a median lot of 1.24 acres, 56.4% of parcels at or above an acre, and 21.3% over five, most Brevard lots have space to site a code-compliant drainfield and a reserve repair area — the opposite problem from the tight infill lots over in Buncombe County, where fitting the field is the whole puzzle. The harder part on Transylvania ground is the slope and the rock.
Here’s the encouraging part on perc: nearly every dominant series in survey NC175 — Tate, Saunook, Hayesville, Edneyville, Cullasaja, Unaka, Ashe — classifies as well drained, with the steepest ridge series, Ashe, rated somewhat excessively drained. Well-drained soil percs, which is exactly what a drainfield wants. So unlike the heavy-clay flatlands east of the mountains, the drainage class usually isn’t what fails a Brevard lot. What fails it is the two things that come with mountain ground: slope and depth to weathered rock — and, in this one wet county, the seasonal water table, because Transylvania is one of the wettest counties in the East.
Down on the valley benches along the French Broad headwaters near Rosman and the Davidson River through Pisgah Forest — and the low ground around Brevard itself — you’re on Tate and Saunook soils at a gentle 13.3–19% grade. That’s the best case for a conventional gravity system: the tank settles solids and the effluent simply flows downhill into a gravel drainfield where the soil does the treating. No pump, no panel, lowest cost. Climb the shoulders toward Pisgah National Forest, DuPont State Forest, Cedar Mountain, and the Toxaway highlands and the picture flips — the Edneyville, Cullasaja, Unaka, and Ashe ridge soils run a typical 28.8–39.3% and as steep as 95%, and on that grade gravity dumps the whole load to the low end of the field instead of spreading it.
Why a perc test and soil evaluation come first
In North Carolina a septic permit is never issued off a desktop map — not the USDA one, not ours. Before any system is designed, the county runs an on-site soil and site evaluation: a soil scientist or environmental health specialist digs or bores the proposed field area and reads the soil texture, structure, depth to rock, depth to the seasonal water table, and slope, then classifies the ground as suitable, provisionally suitable, or unsuitable for a conventional system. A percolation (perc) test is run where the rules call for one. That evaluation — not the map — sets the system type and the trench length. We use the NC175 drainage class and slope to tell you, on the walk, what to expect; the bore holes confirm it. On a new wooded acreage lot toward Cedar Mountain, Lake Toxaway, or the DuPont corridor we’ll always recommend getting the soil evaluation done early, because in this county it can change where (or whether) a house even sits.
Conventional vs. alternative: what pushes a steep Brevard lot to LPP or a pump
The single biggest fork in a septic estimate is conventional gravity vs. an alternative system, and on Brevard ground slope usually decides it. A conventional drainfield needs ground gentle enough that effluent trickles evenly down level trenches. On the steep Unaka/Ashe ridges that ring Brevard, it won’t — so the answer is a Low Pressure Pipe (LPP) or pump-to-distribution system. Those add a pump tank and control panel that dose the effluent under low pressure through small pipes, spreading it evenly across the whole field in timed cycles. That even distribution is what lets a field work on a slope a gravity system would overload at the bottom. The other limiter is shallow saprolite and rock — rock outcrop is a major mapped component of survey NC175, and you need vertical separation below the trench, which can mean a shallower, longer, or pressure-dosed field. And there’s a Transylvania-specific note: the dominant Ashe ridge soil is somewhat excessively drained, so on top of slope it can move water through fast — the design has to keep enough treating soil below the trench. An alternative system costs more and has a pump to maintain, but on a lot of Brevard ridge lots it’s simply the system that passes.
Sizing it: bedrooms, the Hayesville clay, and depth to rock
Two numbers size the system. The tank is sized to the home’s bedroom count — more bedrooms, more daily flow, bigger tank. The drainfield length is sized to the soil’s long-term acceptance rate: faster-percolating soil needs less trench, tighter soil needs more. This is where Transylvania surprises people — clay-rich Hayesville is a Typic Kanhapludults with a dense kaolinitic subsoil, and even though the survey rates it well drained, it percs slowly, so the same three-bedroom house needs a longer field on a Hayesville lot than on a fast Unaka ridge. Depth to rock then sets how the field is laid — shallow saprolite can rule out deep trenches and push you to a shallow pressure-dosed design. This is why two neighboring Transylvania lots can get very different septic prices: same house, different ground. We size the field off the permitted soil evaluation, not a rule of thumb.
The Transylvania County permit, install, and final inspection
Septic in North Carolina is permitted and inspected by the local health department — for Brevard that’s Transylvania County Environmental Health, a separate track from the state erosion-control office. The sequence is an improvement permit off the soil evaluation, a construction authorization to build, then a final inspection of the installed tank and field before it’s backfilled. As a certified installer we build to the permitted design and have it inspected before we cover it, so it passes the first time — and we handle the site prep and finish grading around the field so surface water sheds off the drainfield, not into it (which matters more here than almost anywhere, given the rainfall).
