When do you actually need a French drain in Horse Shoe, NC?

Most French-drain advice online is written for a flat suburban yard with a high water table, and most of Western North Carolina breaks that rule because the mountain soils are well drained. Horse Shoe is the exception that fits the textbook. It is the only one of Henderson's dominant series to carry that rating — so this is where a perforated-pipe drain built to intercept and lower a water table earns its keep, the classic French-drain job that doesn’t exist over in well-drained Buncombe County.

Step up onto the cove floor, and the water stops standing

Rise just off the river bottom onto the higher valley floor and the ground changes character completely. Here the soils are Tusquitee and Saunook — deep alluvial cove and terrace soils the survey puts at a gentle 16.7% and 19.8%, both well drained — with Tate terrace benches mixed in around 13%.
