A septic system is the most soil-dependent thing we install. A house pad can be cut almost anywhere; a drainfield can only go where the ground will accept and treat the water. Across 90,626 parcels, Buncombe is the tightest, steepest county we work, with a median lot of just 0.55 acres and only 30% reaching a full acre, so fitting a code-compliant drainfield onto the buildable part of a lot is often the whole puzzle. Here’s the encouraging part: nearly every dominant series in survey NC021 — Braddock, Tate, Clifton, Evard, Cowee, Burton, Wayah — classifies as well drained. Well-drained soil percs, which is exactly what a drainfield wants. So unlike the heavy-clay flatlands east of the mountains, the drainage class usually isn’t what fails an Arden lot. What decides the system here is the two things that come with where the lot sits: down on the river terrace it’s how close the seasonal water table sits to the surface, and up on the escarpment it’s slope and depth to weathered rock.
Down along US-25 (Hendersonville Road) and the French Broad and Cane Creek bottoms — Royal Pines, Glen Arden, Skyland, Avery Creek, and the broad flats by the Asheville Regional Airport — you’re on Braddock and Tate river-terrace soils at a gentle 11.6–14.4% grade. That’s the best case for a conventional gravity system: the tank settles solids and the effluent simply flows downhill into a gravel drainfield where the soil does the treating. No pump, no panel, lowest cost. The one caveat on that low ground is elevation above the creeks: a lot tight to Cane Creek or the French Broad can sit close to a seasonal high water table, and because code requires vertical separation between the trench bottom and that water, even a flat, well-drained terrace lot can need a shallow-placed, fill, or pump-up field rather than a deep gravity trench. The bore holes in the soil evaluation are what read that water depth.
Now turn east and climb. The Busbee Mountain shoulders rise out of Arden toward the Blue Ridge Parkway and the Cane Creek headwaters under Little Pisgah, on toward Fairview — and the soils flip to Evard, Cowee, Burton and Wayah at a typical 34.8–40.8% and as steep as 95%. On that grade gravity dumps the whole load to the low end of the field instead of spreading it, so the same well-drained soil that percs fine now needs an alternative system to make a field work at all. One county, one survey, and the septic answer changes completely between the bottom of US-25 and the top of a Busbee Mountain driveway.
Why a perc test and soil evaluation come first
In North Carolina a septic permit is never issued off a desktop map — not the USDA one, not ours. Before any system is designed, the county runs an on-site soil and site evaluation: a soil scientist or environmental health specialist digs or bores the proposed field area and reads the soil texture, structure, depth to rock, depth to the seasonal water table, and slope, then classifies the ground as suitable, provisionally suitable, or unsuitable for a conventional system. A percolation (perc) test is run where the rules call for one. That evaluation — not the map — sets the system type and the trench length. In Arden the bore reads different limits in different spots: on the low Braddock/Tate terrace near the creeks it’s most often the water table that sets how shallow the field has to sit, while up the Evard/Burton escarpment it’s slope and shallow saprolite. Conventional vs. alternative: what pushes an Arden lot to LPP or a pump
The single biggest fork in a septic estimate is conventional gravity vs. an alternative system, and in Arden which factor forces the alternative depends on where the lot is. On the steep Evard/Burton shoulders climbing the Busbee Mountain side toward the Parkway, it’s slope: a conventional drainfield needs ground gentle enough that effluent trickles evenly down level trenches, and on those grades it won’t — so the answer is a Low Pressure Pipe (LPP) or pump-to-distribution system that doses the effluent under low pressure through small pipes, spreading it evenly across the whole field in timed cycles. Down on the river terrace the alternative gets driven instead by the seasonal water table: where the ground stays wet within the required separation, a pump-up or shallow pressure-dosed field keeps the trench above the water. An alternative system costs more and has a pump to maintain, but on a lot of Arden lots — steep ones especially — it’s simply the system that passes.
Sizing it: bedrooms, trench length, and depth to rock or water
Two numbers size the system. The tank is sized to the home’s bedroom count — more bedrooms, more daily flow, bigger tank. The drainfield length is sized to the soil’s long-term acceptance rate: faster-percolating soil needs less trench, tighter soil needs more, so the same three-bedroom house needs a longer field on a slow lot than a fast one. Depth to rock or the water table then sets how the field is laid — shallow saprolite on a Busbee Mountain shoulder can rule out deep trenches and push you to a shallow pressure-dosed design, and a high water table on a Cane Creek bottomland lot does the same thing from below.
