On the plateau, the view comes free — the flat you have to build
Cashiers sits close to 3,500 feet where US 64 crosses NC 107, ringed by granite domes, with the Chattooga and the West Fork Tuckasegee heading up on either side of town. The club, golf, and second-home lots that define the market here almost all share one trait: plenty of land, almost none of it level. The town-area numbers say it plainly — a 1.16-acre median parcel with 56.1% at an acre or more — yet the survey (NC099) maps the ground those parcels sit on at 34.5–44.7% across the plateau shoulders. That gap between acreage and usable flat is the entire retaining-wall economy in Cashiers: the wall is the tool that closes it.
Which wall depends on which soil row your lot occupies. Down on the Braddock benches (12.2%) and Saunook cove ground (15.2%), walls stay low — squared garden terraces, a raised lawn edge, a parking court — and the craft is in the finish and the drainage, not the height. Climb onto the namesake Cashiers series (34.5%, a Humic Dystrudepts) or the Wayah shoulders (37.7%), and a level anything means a bench cut with a reinforced wall holding the high side. The Cullasaja ground in between is the wild card: bouldery to its core, slow to trench, generous with wall stone. And on Plott slopes (44.7% typical, to 95% in places), the honest design is a stepped series of shorter walls, not one monument.
Four feet is where the engineer walks in
The North Carolina rule of thumb we design around: a wall over 4 feet from footing bottom to cap needs a sealed engineering design and a building permit; below that, most walls build as gravity structures. Estate lots complicate the math in two directions. Height creeps — a “3-foot” view terrace on a Wayah shoulder often grows past 4 ft at one end as the grade falls away. And load counts: a hot tub, a paver court, or guest parking above the wall is surcharge that can demand engineering on a wall that never reaches the threshold. Disturb more than an acre building it all and the NC GS 113A-57(4) (Sedimentation Pollution Control Act of 1973) sediment plan joins the stack at $119/acre. Rain, freeze, and the drainage the plateau demands
Plateau weather is the wall’s real adversary. Heavy mountain rain hits fast-shedding shoulders and moves downhill through the profile toward any cut — and a wall without a route stores that water as pressure against its own back. Then elevation adds the second act: winters at 3,500 feet freeze whatever the backfill trapped, and ice does patient, expensive work on block joints and boulder seats. So the build order never changes: washed drainage stone against the wall, filter fabric keeping the plateau’s fines out of it, a perforated base drain pitched to daylight, compacted base, correct batter, geogrid on height. One more plateau obligation: the outlet gets armored stone, because up here every drain discharges toward Chattooga or Lake Glenville headwater ground — the same water ethic that runs through our French drain and erosion control work in Cashiers.

Ask any operator who has trenched the Cullasaja ground: the plateau digs like a rock garden. That costs time in the footing cut — and pays it back as material, because the cobble and boulder coming out of a 33.5% Cullasaja bench is exactly what a granite-country boulder wall wants for its face. On lots where the aesthetic leans manicured instead, segmental block delivers the tight lines a formal terrace needs and reinforces cleanly with geogrid. Timber we reserve for planter steps; holding back a plateau cut is not its job.
Steps beat towers on the steep shoulders
When a lot climbs the Plott or upper Wayah ground, one tall wall concentrates cost, engineering, and risk into a single face. Our default up there is a terraced run: two or three shorter walls with planted benches between, each easier to drain, each doing a share of the holding, together turning a raw pitch into stepped, usable ground — kitchen garden on one level, fire-pit terrace on the next. It usually prices below the monolith it replaces, and it reads like it grew out of the plateau instead of being bolted onto it. The grading above and below each step is part of the same design, which is why the wall, the flats, and the water behave as one system when we leave.
