The dominant Jackson County series on the slopes above town — Chandler, Wayah, Cullasaja, Chestnut — sit at a typical 33.5–37.7% (the county envelope reaches 95%), and Chandler is somewhat excessively drained — a loose, micaceous Typic Dystrudepts that ravels and runs water off even quicker. Rain off that ground doesn’t pond and soak in; it concentrates in the draws and road ditches and drops onto the valley floor. Where a driveway, road, or fill crosses one of those concentrated flow paths, a culvert is the only thing carrying the storm under the crossing instead of through it.
Down on the Tuckasegee and Scotts Creek valley floor the ground is gentler — Saunook, Braddock, and Ellijay cove and terrace soil at a workable 12.2–15.2%.
